.beachfront Real Estate is dedicated to fulfilling brokerage orders with the greatest possible care and objective representation of the interests of sellers, landlords and lessors - hereinafter referred to as "sellers" - and buyers, tenants or lessees - hereinafter referred to as "interested parties" - and both jointly referred to as "contracting parties" - within the framework of generally accepted commercial principles and customary professional practices.


1. nature of the activity


The activity includes the proof or the mediation for the purchase, the rent or the lease of land, houses, apartments, commercial real estate and other properties. Errors, prior sale/subletting are reserved. The information and documents on the property are based on information provided to .beachfront Real Estate by third parties. .beachfront Real Estate endeavors to obtain information about contractual partners or properties that is as complete and truthful as possible. However, .beachfront Real Estate cannot assume any liability for its accuracy and completeness.


2. general information


Legally required information, in particular information on duties and taxes, can only be conclusively clarified in the course of reserving a property, whereby .beachfront Real Estate always requests this information from the provider. .beachfront Real Estate is, however, expressly not liable for the provision of this documentation and information and accepts no liability for the completeness and accuracy of the documentation and information. However, we act according to our principles and will do our utmost to achieve clarification of all contractual obligations. Under no circumstances do we make promises or representations based on verbal agreements and promises. When purchasing a property, we have all documents reviewed by attorneys to safeguard and protect our buyers. Our focus is on our clients, not making money.


All information, including contact information of sellers and potential buyers of .beachfront Real Estate, is expressly subject to the Privacy Act. Disclosure or use of this information without our consent is expressly prohibited, as is disclosure of property records and property information to third parties without the express consent of .beachfront Real Estate, which must be obtained in writing in advance. If the interested party violates this obligation and the third party or other persons to whom the third party has in turn passed on the information conclude the main contract, the interested party shall be obliged to pay .beachfront Real Estate the commission agreed with him plus value added tax.


The liability of the broker is limited to grossly negligent or intentional conduct, provided that the contracting party does not suffer bodily injury or lose his life as a result of the broker's conduct. Unfortunately, we cannot assume any liability for important information withheld from us in connection with your real estate purchase.


The entitlement to commission is based on the contractually agreed conditions.


The amount of the commission depends on the contractual agreement made for this purpose and the legal provisions.


The gross invoice amount is subject to adjustment in the event of a change in the VAT rate.


Ancillary agreements to the offers of .beachfront Real Estate shall require written confirmation in order to be legally effective.

The contracting parties shall be obliged to inform .beachfront Real Estate of the conclusion of a contract, i.e. of its complete content together with any ancillary agreements, and to provide .beachfront Real Estate with a copy thereof.

The statutory periods of limitation shall apply.


Liability for contents

As the operator of the .beachfront site, we are responsible for our own content on these pages in accordance with general laws. As a service provider, however, we are not obligated to monitor transmitted or stored third-party information or to investigate circumstances that indicate illegal activity.

Obligations to remove or block the use of information according to general laws remain unaffected. However, liability in this regard is only possible from the point in time at which a concrete infringement of the law becomes known. If we become aware of such infringements, we will remove this content immediately.

Liability for links

Our offer contains links to external websites of third parties, on whose contents we have no influence. Therefore, we cannot assume any liability for these external contents. The respective provider or operator of the pages is always responsible for the content of the linked pages. The linked pages were checked for possible legal violations at the time of linking. Illegal contents were not recognizable at the time of linking.
