Your investment in Egypt - What is an EOI?

Are you very interested in a real estate investment in Egypt and have you heard of a so-called EOI offer in various listings? Here in Egypt you can find such offers for building sections in Soma Bay, resorts in Sahl Hasheesh, Makadi Heights or in the city area. But what does the word EOI stand for? The so-called EOI stands for "Expression Of Interest", i.e. an expression of interest in acquiring a property in a specific development project. It is therefore a written document, similar to a reservation, which is signed by a potential buyer to express a serious interest in buying a resort or a construction phase which has not yet begun to be sold. Why should you submit an EOI? You like the location, you are looking for your dream property in exactly this area and you secure a right of first refusal before the official launch with often significant price advantages.

When should I submit an EOI?

The developer is aware that the project they want to bring to market is likely to be a great success and this is where the EOI comes in. The developers ask us to contact our clients and share certain information and visual material with them. This includes, for example, the exact location, features and financing options and, if already available, the expected sales price. If you as a client are interested in the project and it is what you are looking for, you have the opportunity to complete and sign the EOI. As a rule, the EOI is no longer than a reservation and fills a maximum of 1-2 pages.

By submitting the EOI, you will be given preferential treatment and usually receive the so-called "pre-launching price". This means you can buy at a significantly lower price (10-15%) than without the EOI.

Proof of payment of the so-called "deposit amount" must be enclosed with the submission of the EOI. In Egypt, these amounts amount to 50,000-100,000 EGP which are 100% refundable in the event that you decide against a purchase (for whatever reason).

Your advantages: You get the 1st choice and the best financial conditions in financing. Everyone else buys their dream property at less favorable conditions and shorter financing terms.

IMPORTANT: If the project does not suit you after you have been fully informed of all the general conditions, you can revoke the expression of interest and get your money back (there are very few special cases that exclude this).

How do I fill out an EOI and where can I get one?

What deposit amount should I expect for an EOI?

In Egypt, deposit numbers between 50,000 and 100,000 EGP are called.

Attention: We ask all investors and clients to pay attention to the subtle but very relevant differentiation between reservation and EOI. A reservation is a binding submission of the intention to purchase a specific property and in the case of a reservation the amount is non-refundable. An EOI is merely an expression of interest in a project. The amount deposited is 100% refundable.

We are aware that "mix-ups" occasionally occur. However, in the event of an "incorrect" interpretation, this is linked to monetary losses that are avoidable. So please ask and read carefully what you are signing.
